Rising at the confluence of Lake Michigan and the Chicago River, 400 Lake Shore will reshape the skyline with two residential towers creating a visual gateway to the city at the place its founder first settled more than 200 years ago. This luxury development, built by Related Midwest’s LR Contracting Company and BOWA Construction, will feature 20% affordable housing and brings with it the completion of two long-awaited public amenities: DuSable Park and the completion of the north end of Chicago’s famed Riverwalk.
This project will feature two residential towers with the tallest reaching nearly 900 feet, articulated with terraces that cascade down the eastern facades. The two tapering towers frame a view of the lake, while angling back toward the cityscape. The classic “Chicago window”—a bay window design that is a hallmark of the city’s historic architecture—is reimagined as a shallow bay of floor-to-ceiling glass, with metal detailing that evokes the rippling surface of Lake Michigan.
A plaza between the two towers will mark the end of Water Street, featuring amenities, public art, and spaces for residents and guests within a two-story podium. 400 Lake Shore will redefine the north edge of Chicago’s Riverwalk, with open spaces and pedestrian routes connecting to the planned DuSable Park. With views encompassing the lakefront, cityscape, and the river, this site, once home to Chicago’s founder Jean-Baptiste Pointe DuSable, will become a legacy shared with future generations of Chicagoans.

Formerly the site of the ABLA public housing project, Roosevelt Square is a 160-acre multi-phase, mixed-income development that will ultimately bring more than 2,000 housing units to Chicago’s Near West Side. The most recent project within the development was Taylor Street Apartments and the Little Italy Chicago Public Library Branch, completed in 2019.
Currently in development, Phase 3B includes three new-construction mid-rise buildings with a mix of studios and one-, two- and three-bedroom apartments with 92 market-rate apartments, 80 apartments for families with CHA subsidies and 50 affordable/workforce apartments, bringing 222 new mixed-income units to Roosevelt Square. As part of this phase, Related Midwest and partners are reinvesting in 184 existing affordable apartments that were built during Phase 1. The construction of three new buildings and renovation of existing affordable apartments is led in partnership between BOWA Construction, Blackwood Group and MIKK. Included in this phase is the restoration of the last remaining Jane Addams building, which will house the new National Public Housing Museum, including 15 apartment homes, this restoration is led by GMA Construction Group.
